Otis Street Campus

Home to Amazon Robotics, the Otis Street campus in Westborough, MA is the latest partnership between SMMA and developers Atlantic Management. Featuring two research and development buildings and a distribution center, the amenity- and nature-rich campus is proving a major draw for skilled workers and a revenue boon to the Town of Westborough. 

Three facilities serve different parts of Amazon’s business.

50 Otis Street

Home to an R&D venture for Amazon’s burgeoning robotics program, the facility includes a 357,000 square feet warehouse ad-reno with offices, dining areas, and an outdoor amenity space. The project was a transformation from a vacated pharmaceutical campus.  

54 Otis Street

The 100,000 square foot building serves as a testing space for one of Amazon's latest retail initiatives. This was the final phase of the Otis Street project. 

64 Otis Street

The second phase of the project, this 170,000 square foot distribution facility is serviced by cars, as opposed to Amazon’s traditional truck-centered model.

How a Legacy Campus in MetroWest Became Home to Amazon’s Latest R&D Venture

The design respects the site’s abundance of undeveloped land.  

At 64 Otis Street, the site’s history of lead contamination called for soil removal as part of the project. The new design creates a replicated wetland, or vernal pool, on the property. This allowed the developers to clean the wetland, remove the contaminated soil, and then construct a new wetland where local wildlife can thrive. 

100-foot buffers protect the natural wetlands to the south and west.

Spread across 105 acres, the campus is connected by a trail system that winds around forests, wetlands, and ponds. The trails are popular with local dog walkers and Amazon employees alike. The site connects via a foot and bike path to Westborough’s commuter rail station. 

Stormwater systems collect rainwater from the buildings’ vast roofs.

At 54 Otis street, 10 Olympic-sized swimming pools’ worth of water is routed to a large subsurface water system under the adjacent parking lot. 

The building façades stem from a simple idea.  

Within two gradients, gray to white, the façades grow lighter as your eyesight nears the horizon. The building panels are made from simple, energy-efficient materials that maximize thermal performance.
