100 Hood Park Drive

100 Hood Park Drive is the first phase of a master plan to transform Hood Park, located in Charlestown, one of Boston, MA’s oldest neighborhoods, into an urban destination. A parking structure with offices, labs, and street-level retail and restaurant space, the building serves as the visual and practical focal point of the new development.  

The design activates the rest of the Hood Park development by freeing up existing surface parking lots and enabling room for future growth and development. In 2024, a new tower addition at 100 Hood Park Drive was completed, adding 155,000 square feet of new lab and office space atop the original building.

The building boasts significant flexibility.

Unlike typical parking structures, parking is located on the top five levels. The garage floors can be infilled to maximize available space for tenants. By utilizing flat plates in the design, the building was able to accommodate a new six-story tower addition.

Hood Park’s owners push for high sustainability standards.

100 Hood Park Drive features high-efficiency HVAC systems, LED site lighting, Energy Star equipment, sub-metering of tenant space, and rooftop photovoltaic systems for onsite renewable energy generation.

The building core and shell is set for LEED Silver certification and the garage area is ParkSmart certified.
