10 Stack Street at Hood Park

10 Stack Street is an ambitious Class A lab-office building located in the Charlestown neighborhood of Boston, MA. The first commercial structure designed for the Hood Park Master Plan, its fourteen-story, 390,000 square-foot design is set to appeal to tenants seeking a mix of technologically advanced office and lab space, while incorporating below-grade parking, green amenity spaces, and retail programming at the ground level.

The building’s height of 232 feet and prominent positioning grants an unobstructed sky view and accentuates the historical “Hoods Milk” smokestack–a beloved Charlestown landmark since 1928.

The new building at 10 Stack Street reflects its kinship to the rest of Hood Park.

Three vertical sections form a gentle concave curve with pleats and folds, welcoming the street and its surroundings. The section closest to Hood Park Drive is the lowest in height, with the building gradually rising to its full height at the north, highlighting the enhanced skyline. 

Communal by nature, 10 Stack’s lobby provides a variety of perks to future tenants.

These include a mix of seating options, intimate alcoves, and direct access to the street and surrounding greenery.

The lobby serves as its own destination as well as providing the formal point of entry for the building. From the exterior, the lobby appears modern, comprised entirely of glass. Its interiors are lustrous and reminiscent of Hood Park’s historic ties to industry and the urban wild. Focused lighting helps establish intersections of place, much like the railroad tracks that were once present on the site.

10 Stack is designed for LEED Silver certification and is set to outperform the stringent MA Energy Stretch Code.

The building saves energy thanks to a highly insulated building enclosure, a reduction in burned fossil fuels through daylighting design, and innovative use of lighting.

Other sustainable features include vegetated green roofs, a solar PV-ready roof, and access to public transportation, bike and shower facilities, and EV charging stations. 10 Stack optimizes the use of sustainable materials such as FSC wood, recycled content, and regional sourcing. Water savings for the building are projected to be 30% greater than a conventional building.
