Hood Park Reaches New Milestone

SMMA has been working with the City of Boston to transform Charlestown’s Hood Park. The former industrial zone is now an urban destination comprised of a multi-use avenue enriched with a community plaza, bike paths, parks, and landscaped sidewalks. Most recently, the project team celebrated a new milestone with the topping off ceremony for the tower addition at 100 Hood Park Drive.

Activating Hood Park

Hood Park Drive is a newly developed street with 100 Hood Park Drive as its focal point. The first phase, a seven-story garage structure, freed up existing surface parking lots and created room for future growth.

The Hood Park Master Plan fosters a relationship between 100 Hood Park Drive, the historic powerhouse, and adjacent plaza.

The garage building includes over 50,000 square feet of lab space, 24,000 square feet of retail space, 900 parking spots, and more than 40 bike storage spaces. Above it, the new six-story tower addition features an additional 155,000 square feet of lab and office space, and an amenity deck on the seventh floor.

A New Neighbor Coming Soon

The master plan also includes 10 Stack Street, an ambitious 390,000 square feet building tailored to tenants seeking a mix of advanced office and lab space. The project includes below-grade parking, green amenity spaces, and retail at the ground level.

10 Stack Street is designed to complement the rest of the master plan.

Its concave shape embraces the street and directs the eye to the historic “Hoods Milk” smokestack, a beloved Charlestown landmark since 1928. The LEED Silver certified design outperforms the stringent Massachusetts Energy Stretch Code.
