Research Labs in Lexington, MA

A long-term biopharmaceutical client sought to grow its research and bioprocess development abilities. Their new facility in Lexington, MA expands the company’s multiple research departments across four floors of an existing lab-office building. 

The lab planning strengthens relationships between research teams.

SMMA identified the company’s space and critical equipment needs, as well as the ability of the existing building infrastructure to support the lab expansion.  

The team worked with the client’s research and planning teams to create workspaces that boost workflow, collaboration, and equipment sharing. These options factor in cost, schedule, existing operations, and building system capacity.  

200 Shire Way features a bioreactor core.  

The space is home to large glass vessels of varying sizes, giving the client the manufacturing and biologics tools to directly make products on site. The core alone is double the size of the company’s existing facility.

The bioreactors were re-oriented to run across the floor plan. This new layout proved more cost-effective and less destructive to the existing fabric, allowing for more space reuse.

The design harnesses the original building’s lightness and transparency.

It follows a clear line of vision throughout the floor plan, respecting the connection between the office space to the rest of the building and the natural landscape outside. Full-height glass lends transparency between office and lab spaces. 

Uncertain lead times and budgets called for nimble project delivery.  

Existing casework was repurposed to meet tight deadlines for the first stage, with new pieces arriving for the final phase. Construction juggled expensive lab equipment, including one unique 20-foot-long piece. Space limitations forced a mid-construction redesign to accommodate all kit, converting offices into secure, functional labs.
