As an engineering company, CMT sought the most functional space possible.
The new HQ has two circulation paths: a scenic primary path with 12th floor views connecting a mix of collaborative work areas, and a secondary path for efficient flow through staff offices.
The design tells the story of CMT’s origins and innovative technology.
Ceiling-hung maps depict neighborhoods around MIT and Kendall Square.
Enlarged patents and data-inspired visuals of cars and roads remind employees of their mission.
The lively work café features flexible seating and mosaic art comprised of thousands of CMT “tracking tags”.
The energy-efficient design saves on operation costs.
The design reduces energy consumption through an Active Chilled Beam (ACB) system that uses natural convection to cool the space. This water-based system is more efficient than traditional air conditioning, resulting in lower installation and operation costs for CMT.
