Second Life, Bright Future: Atlantic Management’s Eco-Friendly Otis Street Development

 

In this short film, we tell the story of how SMMA and developers Atlantic Management transformed a vacated pharmaceutical campus in Westborough, MA into a research and development hub for Amazon Robotics.

The departure of the original tenant left the community with an increased tax burden and a hodgepodge of empty buildings. Supported by SMMA’s architects, landscape architects, sustainable design experts, and civil, structural, and MEP engineers, Atlantic Management swiftly redeveloped and expanded the site to suit Amazon’s multiple programs and bring high-skilled jobs back to Westborough.

  • Devised a stormwater-management plan to meet the site’s vast scale while recreating a vernal pool and restoring wetlands
  • Used their expertise in permitting to expedite the complex project while adhering to strict environmental laws 
  • Created an architectural language for the three large “big boxes", making the buildings a welcoming place to work
  • Designed high-performing building envelopes with all-electric systems and solar PV-ready roofs 

The 105-acre site has the potential for expansion to further suit the needs of Amazon or a future tenant.
